Do you think virtual tours are just for listing agents? Not anymore! Have you ever worked with buyers from out of your area? Have you ever wished that you could be the "remote eyes" for a buyer that was located far away? Now you can provide an invaluable service to your buyers that don't have the ability to view listings as they come on the market. Let's assume for a moment you've been contacted by an out-of-town buyer that's going to be moving into your area in the near future. Hopefully he contacted you because of your reputation in his company for providing such good remote service, or because you've advertised your ability to communicate effectively using VisualTours on your website. After determining the buyer's budget and amenities criteria, you drive around and make one virtual tour that contains information about four or five neighborhoods that meet his criteria (perhaps several scenes apiece). If you've done this at least once before, you'll have this tour online for him to view instantly. And you can always add or modify these tours as the seasons change or as neighborhood features change (new parks, schools, road improvements, etc.). Once you've narrowed down a few suitable neighborhoods, you can include whatever listings are in them that meet his criteria, drive by, take a few photos, and create one tour that includes a number of "candidates". When the buyer looks through them and narrows his choice down to a few choices, you can arrange to meet with the listing agent, do a walk-through with your digital camera, and create a tour for each home (this is very fast and easy). After viewing the virtual tours, the seller can determine whether he's ready to come look in person and make an offer, or continue "looking" through your eyes. And every step of the way, you're building a strong connection with the home buyer that will be very hard for another agent to overcome. You're giving the buyer great time saving benefits, easing their fears and uncertainty about their impending move and building tremendous loyalty for this transaction and their future referrals. |
