"The
virtual tours from VisualTour.com have been received very well from
both buyers and sellers. Of course, sellers always want to see their
home shown in the best light - anywhere. You can track the activity
of your tours from VisualTour.com and where the visitors to the
tours are coming from (ie. Realtor.com, Yahoo.com, etc.). You can
create a link on Realtor.com to direct people to the tour, and you
can do the same on other sites you may have (I have my iLead site
and my own website).
"Here
is just one example of how wonderfully it has worked for me: last
summer I had a listing where the buyer found the home on realtor.com,
took the VisualTour®, got in the car and drove to the house.
The seller went ahead and let them in (all unbeknownst to me) to
look around. About 2 hours later I received a call from my seller
telling me they have a buyer at the house right now taking measurements,
and they have negotiated a price and what was to be included. They
put the buyer on the phone and I directed them to my office to sign
the purchase agreement. I then turned right around and drove to
the sellers house to have them sign. Full price and no hassles!
Doesn't usually happen that easily, but it certainly paid for that
VisualTour® and many more!
"The
buyers, when given a CD, are very impressed and know that I am technology
literate enough (you don't have to be real technology oriented to
create these tours, or to upload them) to help them find the right
home. It's just that nobody else is giving them this type of material,
usually just a listing sheet, which is the same sheet everyone else
would give them."
