 Getting The Most Out Of Your VisualTour...
 

It's interesting to me when I search the MLS that in most cases only the expensive homes have virtual tours. The reason I say this is that the average homebuyer is a tech savvy 34 - 37 year old according to recent NAR surveys, and these buyers are the very ones who "really" use the Internet for their home search. In most cases they are buying the entry level or average homes and not the expensive ones - yet they are the very homes which don't have the tours that the tech savvy client wants to see.

For this reason, I strongly recommend you do virtual tours on ALL your listings, and what you will find is something called "Viral Marketing" will happen because it's most likely that those tech savvy 34 year olds will then "forward" your tours to their friends - or groups of friends - by email to have them take a look at the home they like, and you never know.

The 2nd thing which costs you no more than what you are already paying is to do tours for your buyers. By this I mean prior to the buyer moving in, go to the house and do a quick virtual tour, call it "Dan and Mary's New Home" (replacing the name with your buyers, of course) and then post the tour, making sure you uncheck the boxes which send the tour to the other services. Then, send a link - in your email stationary - to your buyers asking them to forward the tour to all their friends. Their friends will then see the client's new home in all its glory, with your banner all over the tour window. Hint: Send the "non-popup" link.

Last, don't forget that VisualTour allows you to download and save your tours, which we do onto our laptops. Then at open houses, we have 4-6 tours "playing" on the screen, which is a real attention grabber. We have sold other homes from this, as well as gotten listings by buyers who need to be sellers seeing these tours, and knowing that we will do one for them.

So enjoy and use the tool you already have, it has made The Rob Levy Team in Portland, Oregon lots of sales over the years, and will continue to do so.
